When Lightning Strikes: Protecting the Chapter House Electrical System
Lightning is one of the more misunderstood property risks we see. Most people picture a dramatic strike and a burning roof, but that’s rarely what shows up in our claims. Far more often, lightning enters the house quietly, travels through wiring or a utility line, and destroys the equipment that keeps the facility running.
Over the past six years, the sorority program has seen 23 lightning-related claims totaling nearly $500,000 in paid losses. Most commonly, these claims are related to damaged HVAC systems, fire alarm panels, and other electrical and electronic equipment, with occasional roof damage. Sometimes, the electrical surge can cause an accidental sprinkler discharge that adds water damage on top of the electrical loss.
The good news is that lightning damage is one of the more preventable losses. A few targeted investments in protection and monitoring go a long way.
Start with grounding
A properly grounded electrical system gives electricity a safe route into the ground instead of through the equipment you’re trying to protect. When grounding is inadequate, surge protection devices can’t do their job.
Older chapter houses are especially worth protecting. Systems installed decades ago were often grounded to metal water piping, which was reasonable at the time, but as buildings have been renovated with non-metallic pipe and insulating joints, those grounding paths have become less reliable.
We recommend having a licensed electrician inspect the grounding on the power service, distribution panel, telephone line, and cable or satellite connections. This is a low-cost inspection that should be part of your regular facility maintenance cycle.
| Also worth a phone call: Reach out to your electric utility. Many offer surge protection service at the meter or transformer for a monthly fee, sometimes called “whole-house” surge protection. Ask them to confirm the transformer serving your house is properly grounded on their end. Grounding responsibility splits between the utility’s side of the meter and the house’s side, and a weak link on either side undermines the whole system. This is a complement to the grounding inspection and layered protection below and is not an alternative solution. Utility-side protection only covers surges coming in from the grid, not the ones your own HVAC and other equipment generate internally. |
Build surge protection in layers
Surge protection works best installed in stages rather than relying on a single device. The goal is to catch a surge as early as possible, then clean up whatever gets through at each stage. The most effective approach uses three layers, working from the outside in:
- At the service entrance. A properly sized suppressor here diverts most of the energy from an outside surge before it enters the building.
- At the branch or distribution panels. This cleans up whatever energy made it past the first layer and also helps with surges generated inside the house from HVAC compressors, motors, and other equipment cycling on and off create power spikes of their own.
- At the point of use. Surge-protected power strips or equipment with built-in protection handle the remaining energy at critical loads.
We suggest prioritizing protection for your HVAC and mechanical systems, the fire alarm panel, security and access control systems, elevator controls, and any networking or server equipment. This is where we have seen previous claims and with the exception of secondary water loss, where the most damage can arise.
One important caveat is that no surge protector will stop a direct lightning strike because the voltage involved is too great. Surge protection is designed for the far more common scenario where a strike within a few miles sends a destructive pulse through wiring, pipes, or any other metal running into the building.
Consider a lightning protection system
For some chapter houses, layered surge protection isn’t enough. A full lightning protection system intercepts a strike and directs it safely to the ground along metal conductors. It’s worth evaluating if the house:
- Has already been struck;
- Sits on high ground or is taller than surrounding structures;
- Is in a region with frequent thunderstorms; and/or
- Contains a significant amount of sensitive electrical and electronic equipment.
If you pursue a full lighting protection system, use a contractor certified by the Lightning Protection Institute and listed with Underwriters Laboratories (UL), which are the two main accreditation bodies for this kind of work. Their contractors build to NFPA 780 and NFPA 70, the national safety standards for lightning protection and electrical systems.
Use monitoring to catch what protection misses
Prevention reduces the frequency; monitoring reduces the severity when something gets through.
- Central station monitoring for fire alarm and sprinkler systems means a signal reaches someone even when no one is in the building. Lightning frequently damages fire alarm panels, so a panel that reports its own faulty condition is ideal.
- Water and leak detection sensors near mechanical rooms and sprinklers will flag leak early. Many systems can automatically shut off the water supply. - Temperature and power sensors alert you to an HVAC failure or power loss before pipes freeze or food spoils. These sensors can often be installed as part of your water and leak protection systems.
Don’t overlook the sprinkler system
An accidental sprinkler discharge, whether from a lightning-related electrical fault or a damaged head, can cause more damage than the strike itself. Make sure your House Director, local volunteers, and any on-site staff know how to contact the alarm company and fire department who can respond quickly.
Keep the roof in the mind
Roof damage shows up in our lightning claims less often than electrical damage, but a compromised roof turns a single event into an ongoing water intrusion problem.

If the house is struck
Lightning damage isn’t always visible right away, and equipment that seems fine can fail days later.
- If there’s any smoke or fire, evacuate and call 911.
- If the house has corrugated stainless steel gas tubing (CSST), a flexible gas line found in many newer or renovated homes, a strike can create leaks in it more easily than in rigid pipe. Absent smoke, fire, and other immediate danger, shut off the gas supply and have the gas company inspect the piping.
- Have a licensed electrician inspect the wiring, panels, and grounding before assuming the system is sound.
- Test the fire alarm and sprinkler systems on a regular schedule and always after a strike or severe storm. Don’t wait for the next scheduled inspection.
- Check HVAC, electrical systems, and other equipment for damage that may not be obvious.
- Document everything and submit a claim even if the damage seems minor. Latent equipment failures are common with lightning, and an early report protects the claim.
