Kitchen & Common Areas

  • Deep clean inside and behind appliances (fridge, oven, microwave)
  • Sanitize sink, garbage disposal, and drains
  • Steam clean carpets and upholstery
  • Dust and clean ceiling fans, vents, and baseboards
  • Empty and disinfect trash cans and recycling bins
  • Wash window screens and sills

Drains, Sewer & Plumbing Systems

Routine Drain & Plumbing Care

  • Flush floor drains (especially in basements, laundry rooms, and mechanical spaces) to prevent traps from drying out and sewer gas entry
  • Inspect floor drains for blockages, slow drainage, or odors that may indicate buildup or developing sewer issues
  • Ensure strainers or covers are in place on floor drains to reduce debris entry
  • Visually inspect under sinks, behind toilets, and around laundry connections specifically for slow leaks or corrosion, not just cleanliness
  • Run water in infrequently used sinks, showers, and tubs to maintain water in traps and reduce sewer gas exposure

Sewer Backup Prevention

  • Identify and document the location of all floor drains and lower‑level plumbing fixtures at the property
  • Confirm availability and condition of drain plugs or stoppers for use during heavy rain events (if appropriate for the property)
  • Review whether the property has a backwater prevention valve and schedule inspection/maintenance if one is installed

Bathrooms

  • Scrub tile, grout, and shower walls
  • Clean under and behind toilets and sinks
  • Check for signs of leaks or moisture around plumbing
  • Ensure exhaust fans are functional and clean

Bedrooms & Storage

  • Inspect closets for musty smells or signs of moisture
  • Vacuum under beds and behind furniture
  • Check window areas for condensation or mold
  • Leave closet doors cracked open to improve airflow

Basement & Utility Areas

  • Inspect for signs of standing water or leaks
  • Run dehumidifiers as needed
  • Clean AC drip pans and check filters
  • Ensure gutters, exterior drains, and downspouts direct water away from the foundation
  • Inspect and clean behind washers and dryers, checking hoses, drain pans, and floor drains for debris or moisture marks.
  • Confirm dryer vents are clear and properly vented outdoors

General Mold Prevention

  • Keep HVAC running (set to auto with temp ~78–80°F)
  • Place moisture absorbers in closets or bathrooms
  • Schedule at least one mid-summer walkthrough
  • Review maintenance logs and check for unresolved plumbing issues
  • Remove items stored directly on basement floors (store on shelving or pallets)
  • Avoid over‑sealing the house—confirm some airflow remains in low‑use areas when HVAC is running

Mechanical & Exterior

  • Confirm condensate lines are clear for AC units and dehumidifiers—slow clogs are a common source of hidden summer leaks
  • Check sump pumps (if present) by testing operation and confirming discharge lines are unobstructed—especially before peak summer storms
  • Walk the property after heavy rain to identify areas of pooling water near foundation walls or drain exits
  • Confirm exterior drain paths stay clear of mulch, leaves, and landscaping growth through the summer—not just once at the beginning of the season

Planning & Documentation
These are especially helpful for houses with summer residents or rotating volunteers:

  • Assign responsibility for summer walkthroughs (who checks the house and how often)
  • Document where water shut‑off locations are and confirm at least one on‑site or local contact knows how to access them
  • Confirm reporting expectations: Who to notify if a slow drain, odor, or moisture issue is noticed during summer occupancy
